DATE: April 2026 SITE: The Flower Pot and Funeral Directors Site, Station Road, Port Erin, Isle of Man APPLICATION REF: 24/91051/B PROPOSAL: Construction of Co-op food retail store, six tourist apartments at first floor level, associated car parking, service yard and bin storage.
This Energy Statement has been prepared in support of Planning Application 24/91051/B for the redevelopment of the Station Road site in Port Erin.
The proposal comprises a new Co-op food retail store at ground floor level with six tourist apartments at first floor level, together with associated parking, servicing and ancillary external works.
This statement outlines the sustainability and energy strategy for the development and demonstrates how the scheme has been designed to minimise energy demand, reduce carbon emissions and provide a modern, efficient mixed-use building.
The redevelopment of an existing brownfield site is inherently sustainable, making efficient use of land and infrastructure within the settlement boundary.
The primary focus of the scheme is to minimise energy use before considering energy generation technologies.
The building will therefore be constructed with high levels of insulation to walls, roofs and floors, significantly exceeding the thermal performance of the buildings currently on the site. These enhanced insulation standards will reduce unwanted heat loss during winter and limit overheating during warmer months, creating a more stable and comfortable internal environment for both the retail unit and apartments.
Measures are expected to include:
Together, these measures will substantially reduce the overall heating and cooling demand of the building, lowering operational costs and long-term emissions.
Benefits of the First Floor Apartments The six tourist apartments also benefit from efficient building form through:
The development is expected to use efficient electric heating and hot water systems such as:
Heat pumps are preferred where practical due to their high efficiency and reduced emissions.
Lighting The retail store and apartment areas will utilise low-energy LED lighting with occupancy sensors, timers and zoning where appropriate. Ventilation Energy efficient mechanical extract or heat recovery systems may be incorporated where required to maintain comfort while reducing wasted heat.
Subject to detailed design and roof configuration, solar photovoltaic panels may be installed to generate on-site renewable electricity.
This could contribute toward:
Battery storage may also be incorporated to improve the use of generated electricity and reduce peak grid demand.
Compared with the buildings currently on the site, the proposed development is expected to deliver:
Planning Application 24/91051/B will transform an existing developed site into a modern and energy efficient mixed-use scheme comprising a Co-op food store and six first-floor tourist apartments.
The proposal adopts a fabric-first approach centred on high levels of insulation, airtight construction and efficient building services to minimise energy demand from the outset. Renewable technologies may then be incorporated where practical to further reduce reliance on imported energy.
Overall, the development represents a substantial improvement in environmental performance over the existing site and will provide a sustainable long-term asset for Port Erin.
