DATE: April 2026 SITE: The Flower Pot and Funeral Directors Site, Station Road, Port Erin, Isle of Man APPLICATION REF: 24/91051/B PROPOSAL: Construction of Co-op food retail store, six tourist apartments at first floor level, associated car parking, service yard and bin storage.

## 1. Introduction

This Energy Statement has been prepared in support of Planning Application 24/91051/B for the redevelopment of the Station Road site in Port Erin.

The proposal comprises a new Co-op food retail store at ground floor level with six tourist apartments at first floor level, together with associated parking, servicing and ancillary external works.

This statement outlines the sustainability and energy strategy for the development and demonstrates how the scheme has been designed to minimise energy demand, reduce carbon emissions and provide a modern, efficient mixed-use building.

### 2. DEVELOPMENT CONTEXTThe redevelopment of this previously developed site will provide:

- • A modern neighbourhood food store serving Port Erin and surrounding areas;
- • Six tourist apartments supporting the local visitor economy;

### 3. ENERGY STRATEGYThe energy approach follows a clear hierarchy:

- 1. Reduce energy demand through efficient building design
- 2. Install efficient heating, lighting and ventilation systems

## 4. Stage 1 – Reduce Energy Demand (Fabric First)

The primary focus of the scheme is to minimise energy use before considering energy generation technologies.

The building will therefore be constructed with high levels of insulation to walls, roofs and floors, significantly exceeding the thermal performance of the buildings currently on the site. These enhanced insulation standards will reduce unwanted heat loss during winter and limit overheating during warmer months, creating a more stable and comfortable internal environment for both the retail unit and apartments.

Measures are expected to include:

Lighting The retail store and apartment areas will utilise low-energy LED lighting with occupancy sensors, timers and zoning where appropriate. Ventilation Energy efficient mechanical extract or heat recovery systems may be incorporated where required to maintain comfort while reducing wasted heat.

## 6. Renewable Energy Opportunities

Subject to detailed design and roof configuration, solar photovoltaic panels may be installed to generate on-site renewable electricity.

This could contribute toward:

- • Retail lighting and refrigeration demand
