3.0 Proposed Windows
3.1 The proposed replacement windows are to be casement opening style but half hung instead of the existing upper hung style. The main features of the windows are as follows:
- The windows are to be top opening casements.
- All windows to be toughened double glazed thermally A rated for energy efficiency and also to meet Building Regulations as cill level is below 800 mm .
- All windows to be white uPVC.
- Front elevation windows to have vertical glazing bars fitted to mimic more traditional window appearance for building style and age.
- Front elevation windows to have horns fitted.
- Re manufacturing the existing units in both hardwood or softwood would not be cost effective. The softwood option would also have a limited lifespan and the hardwood option would require frequent maintenance to make sure an aesthetically pleasing finish remains.

4.0 Relevant Planning Policies
Environment Policy 35: Within Conservation Areas, the Department will permit only development which would preserve or enhance the character or appearance of the Area, and will ensure that the special features contributing to the character and quality are protected against inappropriate development.
5.0 Conclusions
Under Environmental Policy 35 it is felt that the proposal will preserve and/or enhance the character or appearance of the area.
As already mentioned, numerous neighbouring dwellings on Mona St have uPVC windows installed already and as such the proposal will be in keeping with the surroundings.
It should be considered that the proposal can be viewed favorably given the above and the comprehensive approach being proposed.
