The officer concluded the proposed works are acceptable and comply with General Policy 2 and Recreation Policy 2 of the Isle of Man Strategic Plan.
General Policy 2
Requires development to respect site/surroundings in siting, layout, scale, form, design; not adversely affect townscape character, amenities, views, or traffic. Officer assessed the huts' modest dimensions and timber finish as unlikely to be prominent or harmful, aligning with existing promenade shelters.
Recreation Policy 2
Prohibits development adversely affecting open space unless providing overall community gain with no significant unacceptable effect on provision or amenity. Officer found huts provide community gain for public changing over negligible hardstanding loss, fitting actual promenade use despite zoning.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
