The officer considered the main issue to be the impact of the proposed signage upon the character and appearance of the street scene.
General Policy 2
GP2 permits development in accordance with land-use zoning and other policies if it respects the site and surroundings in terms of siting, layout, scale, form, design (b), does not adversely affect surrounding character (c), and does not harm resident amenity or locality character (g). The officer assessed the signage against these tests, finding its scale, design, and siting acceptable in the residential area as it matches wall colour and maintains street scene continuity.
General Policy 6
GP6 allows external advertisements in towns if they are high standard design and materials relating well to the building/site (a), in keeping without detracting from the area (b), and not causing highway safety hazards (c). The signage was found to meet all criteria through its materials (acrylic letters, aluminium), relation to the commercial use, compatibility with surroundings, and no safety issues raised by highways.
Time limit
The advertisement(s) hereby granted consent shall be begun before the expiration of four years from the date of this notice. Reason: To avoid the accumulation of unimplemented advertisement consents.
