Environment Policy 35
Requires development in a Conservation Area to preserve or enhance the character or appearance of the area. The officer tested the rear extension and front alterations against this, finding they tidy the rear without detracting from varied rear character and have negligible front impact given mixed finishes, thus preserving integrity for potential designation.
General Policy 2
Requires development to respect site and surroundings in siting, layout, scale, form, design and not adversely affect locality character or neighbour amenity. Assessed as compliant due to acceptable scale (setback, lower link roof), design (materials), no overbearing/privacy loss (distances, no side windows).
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Conservation roof lights
The roof lights hereby approved on the roof slope facing Lime Street shall be conservation style roof lights fitted to run flush with the roof slope, unless details otherwise are submitted to an approved in writing by the Department. The roof lights shall be retained as such thereafter. Reason: In the interests of the character and appearance of the site and surrounding area.
Balcony privacy screen
The balcony privacy screen hereby approved must be installed prior to the coming into use and occupation of the extension and balcony, and retained as such thereafter.
