I am also very pleased that you have recommended approval for our application. I am very dissapointed to learn of the objections by Quayside Tyres, I had spoken to them prior to applying for planning approval and they were supportive of our plans. I am only aware of one issue caused by vehicles, one unusually busy Friday morning a number of circumstances resulted in several vehicles arriving in the area at the same time visiting various businesses. One of these vehicles was one of our customers and caused some inconvenience, however they moved within minutes. My husband and I both spoke to Quayside about this and thought the matter had been resolved. This was the first time since trading commenced 5 months ago that we have been made aware of any difficulty caused by a Wicked Wagon customer to any of our neighbours. There is no proposed change to the use of the site and the container will not have enhanced facilities enabling increased custom over the wagons capacity. It is intended to make the facility more tenable in bad weather, espacially during winter months. We actually believe that this modifed arrangement will create additional "waiting space" for our customers, who are at the facility for short periods whilst their order is prepared. Currenly the position of the serving hatch on the wagon prevents vehicles being able to stop adjacent to the plot. As per the sketch attached, there will be up to three waiting spaces generated in this area as shown by spaces C, D and E. The parking spaces A and B are used by the propriators of unit 24B and very rarely need to move during the trading day. They have already indicated to us, that if they did need to move, they will ask us to ask our customers to move their vehicle. Very few customers currently eat their meals onsite and tend to be on foot from businesses immediately in the vicinity. The creation of inside space will encourage customers to come by foot in poorer weather, rather than coming by car to have somehwere to shelter. Regarding the parking on the application form, we have stated on question 13 existing and proposed spaces as "zero". We currently park our vehicle on the plot, as storage is limited on the wagon and as such we need to keep consumables in our vehicle to be accessible. The container will incorporate increased storage therefore we will not need to keep a vehicle at the site during the trading day and have other arrangements in place for parking in Douglas. On our supporting information, we have stated that we believe the majority of our customers originate from South Quay industrial estate, or are visiting other businesses on the estate, only a small majority currently come to the estate just to visit Wicked Wagon. As with all industrial estates, there are busy times during the working day and co operation between all users is required, as per the above, we believe that the vehicle situation will be some what reduced by the use of the container. Finally with reference to emergency vehicle access, as the objectors have already stated, this is effectively a cul-de-sac and we are situated at the end of said cul-de-sac. Therefore any vehicles that are parked adjacent to the plot are not blocking access to anything other than a dead end.

Good afternoon Helen,
Following on from our earlier conversation regarding planning application 18/00994/b, I write to you with our concerns to the application.
Firstly can we say as the neighbouring business Quayside Tyres and Service we have no personal issues with the owners of the outlet and our relationship is of good standing but we have noted that the applicant has stated that they have adequate parking for their outlet, the reality is that there is no dedicated parking for customers at present outside their trailer, the only space is at the side of the mobile trailer of which houses their own vehicle. At various times in the day visiting customers to the take away have nowhere to park and will invariably block off what is already a busy cul-de-sac. There is also a bay of five private parking spaces that are being blocked daily by visiting vehicles to the take away trailer, making it difficult to drive in or pull out of these spaces at times.
We occupy a large gated facility next to the proposed structure and our traffic movements can be varied from twenty to fifty movements per day, we require uninterrupted free access to our premises of which has been tested in recent times due to the lack of parking, double yellow lines and visiting customers to the current take away. A general customer will arrive by foot, car or van and may stay for periods of time while consuming a meal. Going forward unless this can be addressed we can only envisage the situation getting worse, this would be to the detriment of our business and we cannot stand this to happen as we have recently re located at great cost and effort to ourselves.
Our other concern with reference to access is the tight nature of the surrounding estate and we would have worries that emergency vehicles would not be able to attend an incident or turn quickly if vehicles were parked as they are now. There has been instance where cars and vans are left for long periods of time on raised curbs outside our premises causing large vehicles such as bin collections and delivery vehicles to turn away due to lack of a turning circle.
Finally could we add that we would work with all involved if a full and proper traffic management plan was in place, it would have to be able to demonstrate that dedicated parking was available for the proposed outlet and that it would not cause any disturbance or disruption to our or the surrounding businesses.
