1.1 The site is the curtilage of an existing dwelling, Murtagh House which sits on the eastern side of Battery Road which is on the north side of Ramsey Road to the north of Peel town centre. The existing dwelling faces south onto Battery Road and sits in a sizeable plot, with Cliff Cottage sitting to the north west around which the curtilage of Murtagh House wraps. Battery
Road turns a sharp right around Cliff Cottage before reaching a dead end, having formerly provided access to the sand quarry behind Murtagh House, which is no longer actively quarried. Battery Road has to its west, an open area used as Public Open Space. Cliff Cottage is used as two units of living accommodation associated with each other - Cliff Cottage and Cliff Cottage Beg.
2.1 Proposed is the erection of a summer house which is the same as that approved under 18/00188/B but with a slightly larger rear annex - 1m by 1.25m larger in area and a wider set of patio doors on the front elevation.
2.2 The building is proposed to be used in association with the main house, Murtagh House, as was the approved building. PLANNING POLICY - 3.1 The site is within an area designated as Residential on the Peel Local Plan 1998. As such, General Policy 2 of the Strategic Plan is applicable, in particular those parts which protect the appearance of the area and the living conditions of those in nearby houses (GP2b, c, g and k). PLANNING HISTORY - 4.1 Planning approval was granted for the erection of a summerhouse under 18/00188/B with Murtagh House itself approved under 10/00219/A and 12/00720/REM. Across the lane from the proposed summer house and opposite Cliff Cottage is a relocated WW2 air raid shelter (16/00338/B). REPRESENTATIONS - 5.1 There were no representations received at the time of writing. ASSESSMENT - 6.1 It is highly relevant that a building very similar to what is now proposed, already has approval. This was found to have no adverse impact. The proposed changes will increase only slightly the building's size and such that it will not have an impact on Cliff Cottage or Cliff Cottage Beg which are the only properties which would be affected by the proposal. The increase in size of the patio doors will alter only slightly its appearance and the location of the summerhouse is such that it is not widely seen. CONCLUSION - 7.1 The proposal is considered to be in accordance with GP2 and is supported, subject to the same conditions as with 18/00188/B.
