General Policy 2
GP2 applies to residential areas per Peel Local Plan 1998, protecting appearance of the area (GP2b) and living conditions of nearby houses (GP2c, g, k). The officer assessed the amended summerhouse against these, confirming the minor size increase and door widening would have no adverse impact on Cliff Cottage units or visibility, thus fully complying as with the prior approval.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Department of Infrastructure (DOI) Highways Division does not oppose the application subject to a condition preventing the summerhouse/games room from being used as a separate dwelling.
