General Policy 3
Presumption against development in area of High Landscape Value and Scenic Significance. Exception justified as agricultural occupancy condition removal aligns with no ongoing need, avoiding open market pressure for new dwellings.
Environment Policy 1
Presumption against development in sensitive landscape. Removal acceptable as no agricultural justification remains for retaining restriction.
Environment Policy 2
Further restrictions on development in scenic areas. Balanced by evidence of no local agricultural need.
Housing Policy 4
Policy against new dwellings in countryside. Existing dwelling's condition removal tested against functional need.
Strategic Policy 2 - Priority for new development to identified towns and villages
Against new dwellings. Exception via agricultural policies now expired.
Environment Policy 15
Allows agricultural dwellings where need proven. Original approval under this, but current assessment shows need no longer exists.
Housing Policy 8

Private dwelling use only
The dwelling, Shady Moar, shown in the submitted plans, may be used only as a private dwelling. Reason: To clarify the extent of the approval.
no objection on the basis that there should be no significant change in highway use
As neighbouring farmers of the property 'Shady Moar' Glen Maye, we have no needs or requirements to purchase and/or let this agricultural dwelling in the future.
As the owner of Ballachrink Farm Glen Maye, I have no interest in purchasing/letting the property 'Shady Moar' Glen Maye.
Highways Division does not oppose the removal of the agricultural occupancy condition, stating no new highway issues arise. Patrick Parish Commissioners raised no objection.
