General Policy 3
GP3 makes provision for the extension of existing dwellings in certain circumstances in undesignated countryside areas where protection of rural character is paramount. The officer assessed the proposal against this in the High Landscape Value/Scenic Significance context, finding the visual impact acceptable despite general discouragement of development.
Housing Policy 15
Requires extensions to traditionally styled countryside properties to respect proportion, form and appearance, normally not exceeding 50% of existing floor space. The original house is traditional but the proposal's modern style does not fully accord; however, it respects proportions by not exceeding existing extension size, breaks massing, and has acceptable impact from public views.
Housing Policy 16
Restricts extensions to non-traditional dwellings where increasing public visual impact. Considered alongside HP15 as the existing extension is not fully sympathetic; proposal does not increase impact over existing.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
The proposals are to extend the existing property but given the distance the site is from the public highway and the fact that there is ample room for additional car parking should it be required, the proposals are considered acceptable from a highways aspect. There are no suggested conditions.
Highways Division has no objection to the proposals due to the site's distance from the highway and ample parking space, with no conditions suggested. German Parish Commissioners have no objection.
