In this instance of the submitted documents and after consultation with the Case Officer, which is happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning conditions 2 and 3 of application 25/90904/B, under the understanding that the development shall not be carried out unless in accordance with the approved details, especially with the Welsh slate details.

Officer’s Report
1.0 Description 1.1 Planning Application 25/90904/B was APPROVED on 16.04.2025 for: Installation of four roof lights to rear elevation, installation of new roof and widening of window to existing utility room
1.2 This approval is subject to 3 conditions, some of which require the submission of additional information prior to the commencement of works.
1.3 This report is specific to conditions No. 2 and 3, which the applicants are seeking to satisfy.
1.4 The specific wording of Condition 2 is as follows: Prior to the installation of the roof lights hereby approved, full details of their design, materials, colour finish, and method of fitting shall be submitted to and approved in writing by the Department. The roof lights shall be heritage-style units with a flush-fitting design

25/10155/AIR and shall not project above the plane of the roof. The development shall thereafter be carried out in accordance with the approved details and retained as such.
Reason: To preserve the character and appearance of the dwelling and the Conservation Area in accordance with Strategic Policy 4 and Environment Policy 35.
1.5 The specific wording of Condition 3 is as follows: Prior to the commencement of works to replace the utility room roof, full details and samples of the proposed slate tiles, including colour, texture, coursing, and ridge/hip treatment, shall be submitted to and approved in writing by the Department. The works shall be carried out strictly in accordance with the approved details and retained as such thereafter.
Reason: To ensure material continuity and safeguard the historic character of the building in accordance with Environment Policy 34.
2.0 Proposal 2.1 The applicant's agent has submitted an application form on 09.12.2025 along with: o rooflight specification o rooflight installation method o Welsh slate details
3.0 Consultation 3.1 Registered Building Officer for the approved application was consulted for advice. Their advice was received on 20.01.2026. They concluded that, after reviewing the submitted documents, this submission satisfy the relevant clauses.
4.0 Recommendation 4.1 In this instance of the submitted documents and after consultation with the Case Officer, which is happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning conditions 2 and 3 of application 25/90904/B, under the understanding that the development shall not be carried out unless in accordance with the approved details, especially with the welsh slate details.
