RE: PA 25/10156/AIR - Information in relation to condition 5 of PA 24/00453/B detailing preliminary roost report, Clypse Beg, Little Mill Road, Onchan
The Ecosystem Policy Team confirm that Manx BirdLife’s Bird and Bat Survey for Clypse Beg dated November 2025 is all in order and that a suitable level of assessment has been undertaken.
Manx BirdLife identified 3 cavities suitable for nesting birds and/or roosting bats on 2 trees which are to be felled. One cavity had the remains of an old birds nest. There is consequently potential for nesting birds or roosting bats to be harmed by the felling works.
We recommended that the applicant: · Cuts the ivy on the trees as soon as possible to reduce nesting opportunities. · Fells the trees outside of the main bird nest season which is defined as March to August inclusive. If the trees need to be felled during the main nesting season we recommended that an ecologist is re-consulted to determine if birds are present. Felling will have to be delayed should active nesting be identified. · Uses soft felling techniques on the 2 trees which exhibit bat roosting potential - the tree should be felled carefully in sections, avoiding cutting through any rot holes or features that may be used by bats. Cut sections should be carefully lowered to the ground and then left for 48 hours, with any holes facing upwards, to allow any bats to exit.
Details of the mitigation measures which are to be implemented on site for the loss of bat roosting and bird nesting space has already been provided and secured via condition.
