Conditions requested: suitability of ACO drain checked and agreed by Highway Services Drainage Team; existing road drainage retained or alternative provided at applicant’s expense; Section 109(A) Highway Agreement post planning consent; bicycle parking at one space per bedroom in secure covered area; maximum slope of access 7% or 1:14

Conditional No ObjectionIt is disappointing to yet again see another plot that has entirely been cleared of vegetation without Planning permission having first been obtained.; It will therefore be necessary for mitigation to be provided to make up for the loss of this habitat and to ensure no net loss for biodiversity.
Conditions requested: tree planting secured via condition; hedge planting details or condition prohibiting non-native invasive species listed on Schedule 8 Part II of Wildlife Act 1990 or cherry laurel; updated construction exclusion zone with tree protection fencing around trees/shrubs in south east near access; bird boxes as shown on plans secured via condition
Arbory and Rushen Parish Commissioners
ObjectionThe Commissioners were concerned about the significant size of the proposed development on such a relatively small site and felt a much smaller development should be considered.; The Commissioners were also concerned about the newly created access point on to the highway as the works appear to have been undertaken without necessary approvals and the access point did not appear to provide a safe way for vehicles exiting the property to enter the highway.
