Officer’s Report

1.0 Description 1.1 Planning Application 24/00453/B was APPROVED on 16.04.2025 for: Demolition of existing dwelling and associated buildings and creation of new dwelling with associated drive access 1.2 This approval is subjected to 6 conditions, some of which require the submission of additional information prior to the commencement of works. 1.3 This report is specific to conditions No. 6, which the applicants are seeking to satisfy. The specific wording of the condition is as follows:

Prior to the commencement of development, details of the proposed battery storage system shall be submitted to and approved in writing by the Department. The submitted details shall include: i. Manufacturer and model specifications, including total capacity, configuration (DC/AC), and warranty terms; and

25/10150/AIR ii. The proposed location of the battery units, shown on a site plan with dimensions and enclosure details (if external).

The battery system shall be installed in accordance with the approved details and retained thereafter for the lifetime of the solar PV installation.

Reason: To ensure the battery storage system is provided as an integral component of the approved solar PV installation, enabling effective energy storage and supporting the carbon reduction benefits claimed, in accordance with Strategic Policy 2(e), Energy Policy 4, and General Policy 2(b, c and g).

2.0 Proposal 2.1 The applicant's agent has submitted an application form on 05.12.2025 along with: o Battery System Details o Battery Storage Drawings o Proposed Site Plan

3.0 Consultation 3.1 The case officer for the approved application was consulted for advice. Their advice was received on 28.01.2026. They concluded that, after reviewing the submitted documents, this submission satisfy the relevant clauses.

4.0 Recommendation 4.1 In this instance of the submitted documents and after consultation with the case officer, which is happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning conditions 6 of application 24/00453/B, under the understanding that the development shall not be carried out unless in accordance with the approved details.
