General Policy 2
Requires development to respect amenity, visual character, highway safety, parking, and operate without unacceptable pollution/nuisance. Assessed compliant as operations are internalised with no external changes, limited traffic within site capacity, and conditions safeguard amenity/highways.
Strategic Policy 1
Promotes efficient use of previously developed land/buildings. Proposal reuses existing underused industrial unit without alteration, aligning with efficient land use.
Strategic Policy 5 - Design and visual impact
Addresses design and visual impact. No external changes proposed, preserving existing building character in industrial estate.
Strategic Policy 6
Directs major employment development to zoned land. Site in industrial area but use not strictly industrial; accepted due to estate's flexible employment history.
Strategic Policy 10
Promotes integrated journeys/minimised car use. Low traffic volumes, no public access, scheduled outside peaks.
Business Policy 5
Restricts industrial land to industrial/storage/distribution or limited retail. WEEE recycling (Sui Generis) departs from this; departure justified by reuse benefits and waste strategy alignment.
Environmental Policy 22
Prevents unacceptable noise/odour/vibration/light pollution. Internal manual dismantling with no crushing/emissions; compatible with industrial estate activity.
Transport Policy 1
Requires proximity to transport routes. Existing access/forecourt sufficient; no public trips.
Transport Policy 4
Highways must accommodate generated traffic safely. DOI Highways confirmed no significant impact.
Transport Policy 7
Parking standards. 15 spaces retained; no overspill.
Waste Policy 1
Permits waste facilities if no unacceptable impacts and need acknowledged. Supports strategy objectives; no amenity/environmental/highway harm.
