1.0 Description 1.1 Planning Application 25/90708/B was APPROVED on 30.10.2025 for:

Erection of portal frame stable; creation of menage

1.2 This approval is subject to 9 conditions, some of which require the submission of additional information prior to the commencement of works.

1.3 This report is specific to conditions No. 2, which the applicants are seeking to satisfy. The specific wording of the condition is as follows:

The development hereby approved shall not commence until details of the materials to be used to surface the new access drive hereby approved have been submitted to and approved in writing by the Department. The development shall be carried out in accordance with the approved details and retained as such thereafter.

Reason: In the interests of the character and appearance of the site and surrounding area.

2.0 Proposal 2.1 The applicant's agent has submitted an application form on 04.11.2025 along with: o Site plan showing the finishing materials for the new access drive

3.0 Consultation 3.1 The case officer for the approved application was consulted for advice. Their advice was received on 04.11.2025. They concluded that, after reviewing the submitted documents, this submission satisfy the relevant clauses.

4.0 Recommendation 4.1 In this instance of the submitted documents and after consultation with the case officer, who is happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning conditions 2 of application 25/90708/B , under the understanding that the development shall not be carried out unless in accordance with the approved details. __
