General Policy 2
General Policy 2 requires development to respect the character, pattern and form of the surrounding area. The officer assessed the modern extensions against the 1930s dwelling and mixed street scene, finding initial concerns over height, mass, materials and roof design mitigated by plot size, setback, landscaping and render amendment, concluding it complies as not so discordant to warrant refusal.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
Driveway and access details
The access and driveway, hardstanding arrangements must be carried out in accordance with Drawing No: 22 1630 03 Rev B. Reason: In the interests of highway safety.
Tree protection scheme
No development shall take place, nor any demolition, site clearance, preparatory work unless a tree protection scheme and the appropriate working methods (an arboricultural method statement) have been submitted to and approved in writing by the Department. Tree protection measures shall be shown on a layout plan accompanied by descriptive text and shall include but is not limited to; [full details a-h as per BS standards]. No development may commence until a scheme to prevent surface water run off onto the highway has been submitted to and approved in writing by the Department. The development shall be carried out in accordance with the approved details and maintained as such. Reason: To prevent surface water run off onto the highway.
