1.0 Description 1.1 Planning Application 25/90408/B was APPROVED on 03.09.2025 for:
Erection of agricultural shed
1.2 This approval is subject to 7 conditions, some of which require the submission of additional information prior to the commencement of works.
1.3 This report is specific to conditions No. 5, which the applicants are seeking to satisfy. The specific wording of the condition is as follows:
No development, including any site clearance, excavation, or construction works, shall commence until a Tree Protection Plan (TPP) has been submitted to and approved in writing

The TPP shall be prepared in accordance with the recommendations of BS5837:2012 "Trees in relation to design, demolition and construction - Recommendations" and shall include details of protective fencing, ground protection measures, and any arboricultural supervision required to safeguard adjacent protected trees.
The approved TPP shall be implemented in full prior to the commencement of development and maintained throughout the construction period. No materials, machinery, or vehicles shall be stored or operated within the root protection areas of any retained trees unless otherwise agreed in writing by the Department.
Reason: To ensure the protection of adjacent protected trees and compliance with Environment Policy EP3.
2.0 Proposal 2.1 The applicant's agent has submitted an application form on 20.10.2025 along with: o tree protection plan o tree planting plan
3.0 Consultation 3.1 DEFA Forestry for the approved application was consulted for advice. Their advice was received on 05.12.2025. They concluded that, after reviewing the submitted documents, this submission satisfy the relevant clauses.
4.0 Recommendation 4.1 In this instance of the submitted documents and after consultation with DEFA Forestry, which is happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning conditions 5 of application 25/90408/B , under the understanding that the development shall not be carried out unless in accordance with the approved details.
