1.1 The site is the residential curtilage of an existing detached dwelling situated within Close Famman, Port Erin. The dwelling is single storey and sits on the southern side of the road nearest the far end of the cul-de-sac which is made up of similar sized and styled bungalows some sitting with their long edge facing the road and others fronting gable end on.
1.2 The dwelling has recently had some changes made to openings across the rear elevation. A rear window and door have been replaced with a larger set of patio doors, and a half height window has been replaced with a floor to ceiling height window.
THE PROPOSAL 2.1 Proposed is the retrospective approval for the new patio doors and the window changes which have taken place across the rear elevation.
PLANNING HISTORY 3.1 There are no previous applications for the site.
PLANNING POLICY 4.1 The site is within a wider area of residential use on the Area Plan for the South 2013. Paragraph 8.12.1 and the general standards towards development as set out in General Policy 2 of the Strategic Plan are applicable is assessing the visual and amenity impacts of the proposal including visual and amenity impact. Section 7.0 of the Residential Design Guide 2021 also addresses good neighbourliness which is relevant here.

5.1 Port Erin Commissioners - in support (17/10/2022).
5.2 Department of Infrastructure Highway Services - No highways interest (15/09/2022).
5.3 No comments received from neighbouring properties.
ASSESSMENT 6.1 The existing dwelling is of no special or particular interest warranting its protection. The proposed works are contained to the rear with limited view from public perspective. The overall appearance of the dwelling will remain largely unchanged and the modifications from the existing openings to the new openings will not result in any significant new or adverse impacts beyond the existing arrangement on the adjacent neighbours.
CONCLUSION 7.1 The proposed changes are not expected to result in any adverse visual harm or any adverse amenity impacts to the surrounding neighbours and is considered to accord with General Policy 2 (b, c and g) of the Isle of Man Strategic Plan 2016 and with the principles of the Residential Design Guidance 2021.
INTERESTED PERSON STATUS 8.1 By virtue of the Town and Country Planning (Development Procedure) Order 2019, the following persons are automatically interested persons: (a) the applicant (including an agent acting on their behalf); (b) any Government Department that has made written representations that the Department considers material; (c) the Highways Division of the Department of Infrastructure; (d) Manx National Heritage where it has made written representations that the Department considers material;
