Statement supporting Planning Application.
Erection of an agricultural building with access track across adjacent fields to existing gated access to the highway, Court Farm, Main Road, Santon, IM4 1HU. Consideration of alternative buildings on site to accommodate an agricultural building. • There are no other buildings on site suitable to accommodate. • Current barn, which was originally the cow shed, is not adequate to accommodate modern land care machinery. • It has limited aperture headroom for access. • Internally limited ceiling height due to truss structure. • It is in poor condition. • Floor levels differ internally.
Location & screening of the new building. • Photograph A. • To sit in proximity and behind the buildings belonging to Court Farm. • A cluster of new trees will screen north-east facing elevation to replace trees removed. • South-east facing elevation screened by an existing tree cluster. • North-west facing elevation screened by existing buildings. • Close to existing services - electricity and water.
Proposed building. • Purpose to facilitate the upkeep of 7.5 acres of garden, grass, and trees. • Storage and maintenance of farming and land care machinery. • Storage of land care materials. • Stormwater directed to new soakaways.
Justification for size of building. • Mini Excavator - maintenance of ditches and general site management. • Telehandler - tree and building maintenance. • Tractor - hedge management, rotovating, grass cutting, hauling. • Rotavator attachment. • Hedge flail attachment. • Grass cutter attachment. • Woodchipper. • Sit on lawn mower. • Workshop / maintenance area.

Current and proposed activity on and around the site. • Arable land - ploughed and planted for crops. • Grass. • Landcare / maintenance of land. • Wildflowers - planting for seeds
Proposed field track. • Purpose to facilitate easy maneuvering of agricultural and land caring machinery during wet periods, prevent scarring of the fields. • 4m wide gravel track. • No alterations to the existing access onto the highway.
Landscaping. • Northwest facing boundary (photograph B), Griselinia Hedging to be planted field side, the full length of the boundary wall along the main road. • Along the full length of the Northeast boundary (photograph C) a composed 100m in length mix of the following to be planted - Olearia macrodonta / Olearia paniculate / Olearia traversiorum / Griselinia littoralis / Cupressocyparis leylandii.
