General Policy 2
Requires development to be of suitable design respecting the site and surroundings, without adversely affecting townscape character. The officer tested the timber cladding and door changes against this, finding them acceptable as impacts are localised to the lower section, outside the Conservation Area with no public visibility from it, and controllable via condition for quality. High-quality timber would enhance interest despite no local precedents.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
Materials approval
No development shall commence until a sample of timber cladding has been submitted to an approved in writing by the Department. The development shall be carried out in accordance with the approved details and retained thereafter. Reason: In the interests of the character and appearance of the site and surrounding area.
