The development hereby approved shall be begun either before the expiration of four years from the date of this approval or before the expiration of two years from the date of approval of the last of the reserved matters. The habitable accommodation within the proposed garage/store hereby permitted shall remain ancillary to the host dwelling "Ballamodha House" and shall not be used as a self- contained independent residential unit. Reason: In the interests of sustainable development and to safeguard the countryside for its own sake. 3. Notwithstanding the details provided within this application, no permission is given to the use of the barn as tourist accommodation or as separate residential accommodation not ancillary to the main dwelling. This decision refers only to that applied for under the Town and Country Planning Act 1999 and its subordinate legislation. A copy of the Officer’s report and any correspondence which informed the assessment and decision is available to view on the Government’s website (via https://pbc.gov.im/online- applications/) Implementation A determination to grant planning approval does not have effect - · if an appeal is submitted until the appeal is determined or withdrawn; or · if no appeal is submitted, but there are potential appellants in addition to the applicant, until the time within which an appeal may be submitted has expired (21 days from the date of this notice).
