Environment Policy 16
Permits reuse of existing rural buildings for small-scale commercial use if no longer needed for original purpose, preserves fabric, no extensions or character changes, acceptable traffic, and no dispersal harming settlements. Officer noted additional garage use (not requiring redundancy proof) preserves the Manx stone building via maintenance revenue, with no external changes; traffic assessed separately as acceptable.
Transport Policy 7
Requires parking standards per Appendix 7.6 and protects highway safety. Five spaces provided, highways confirmed no issues, staggered use and pick-up service reduce visits.
General Policy 2
Considers amenity of residents, character of locality, parking/access/highway safety. Minimal noise/disturbance due to scale, screening, road proximity; no unacceptable amenity or highway harm.
