Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
Cycle storage
Prior to commencement details for the provision of cycle storage must be submitted to and approved by the Department in writing. These approved details shall be installed prior to the occupation of the study/bedrooms and retained as such thereafter. Reason: In the interest of highway safety and parking standards.
Occupancy restriction
The occupation of the study/bedrooms hereby approved shall be limited to persons who are members of the clergy and interns/students associated with Peel Cathedral only, or any resident dependants. Reason: The site is in an area where new dwellings are not normally approved except where an exceptional need has been established and accepted by the Planning Authority.
No significant negative impact upon highway safety, network functionality and/or parking; suitable internal and adjacent public parking; recommend condition for secure covered cycle parking.
Proposed works will have no adverse impact on the setting of Peel Cathedral (RB 204), given existing relationship and recent landscaping.
