The following application is to be assessed against the criteria set out in Part 3 - Minor Changes Applications of the Town and Country Planning (Development Procedure) Order 2019 specifically Articles 21, 22, 23 and 24.
BASIS OF APPLICATION
PASS - relates to 23/01057/B
PASS - relates to " Construction and replacement of existing walls for the purpose of providing flood protection to Glen Road, Laxey."
PASS - the changes are Item 1- re-building of the flood protection wall to rectify the foundations.
PASS - set out in the application form dated 24.09.25 which states: " This Minor Changes Application refers to Rivers Court Properties 8, 7, 6, 5, and the River Garden area. The proposed changes have been already discussed and agreed with the planning officer"... "Due to site conditions (the existing stone wall was partially collapsed and didn't have any foundations) the design had to be modified. The existing structure was deemed unsafe and couldn't be included in the permanent solution. The revised drawings (please see attached) show the construction of a new retaining wall, including its foundation. The differences are that there will be a solid structure, instead of the three different structures previously proposed. Finishes on river and land side will be as previously presented".
