In this instance of the submitted documents and after consultation with DEFA Environment Protection Unit, who is happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning Condition 5 of application 24/00683/B , under the understanding that the development shall not be carried out unless in accordance with the approved details.

1.0 Description 1.1 Planning Application 24/00683/B was APPROVED at APPEAL under AP24/0044 on 15th January 2025 for:
Erection of equestrian building
1.2 This approval is subject to 7 conditions, some of which require the submission of additional information prior to the commencement of works.
1.3 This report is specific to conditions No. 5, which the applicants are seeking to satisfy. The specific wording of the condition is as follows:
Details of foul and surface water drainage to serve the development, hereby approved, shall be submitted to and approved in writing by DEFA Planning. Such approved drainage scheme shall be installed prior to the development hereby permitted being first occupied and shall thereafter be retained and maintained.
Reason: To ensure that the site is adequately drained.
2.0 Proposal

25/10123/AIR 2.1 The applicant's agent has submitted an application form on 24.06.2025 along with: o drainage plan o drainage statement
3.0 Consultation 3.1 DEFA Environment Protection Unit was consulted for advice. Their advice was received on 10.11.2025. They concluded that, after reviewing the submitted documents, this submission satisfy the relevant clauses.
4.0 Recommendation 4.1 In this instance of the submitted documents and after consultation with DEFA Environment Protection Unit, who is happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning Condition 5 of application 24/00683/B , under the understanding that the development shall not be carried out unless in accordance with the approved details.
