Construction Notes:
Floor:
Remove any floor coverings and make good/level existing
concrete balcony floor. Form new insulated floor with min 19mm
flooring grade plywood on 50mm PIR insulation board, on 1200g
vapour control layer. Decorative floor covering to clients
specification.
Ceiling:
Remove any existing coverings and make good existing ceiling.
Install 50x50mm tanalised timber framing at 400mm ctrs, install
50mm PIR insulation board between. Install Proctor Vapour
control layer (or similar approved and finish with 12.5mm
plasterboard with scrim and plaster skim finish.
Dwarf walls under windows:
Remove any existing wall finishes and make good surface. Plug
and screw 50x25mm tanalised timber battens to existing wall face
at 400mm ctrs. Install between timbers 25mm PIR insulation
board. Continue insulation around window reveal, head and cill to
prevent cold spotting. Finish framing with 12.5mm plasterboard
with skim and plaster skim finish.
Infill existing gap at the junction with the Lounge external wall.
Windows:
New windows to be UPVC framed, double glazed units to be fitted
with controllable trickle ventilators to give total area of not less
than 8000sq.mm/habitable rooms. Glazing to be low emissive
“Pilkington K” glass or similar approved and to comply with
Approved Document N N1 (see Diagram 1), where glazed
elements fall within shaded areas glazing to be of toughened /
laminated glass to B. S. 6206: 1981.
Opening lights are to be fitted as indicated on the elevations. At
least one window to should be fitted with opening lights that have
a minimum clear opening area of 0.33 sq. m with minimum
450mm width and 450mm height and have a maximum sill height
of 1100mm. Any top hung escape windows are to be fitted with
suitable proprietary window opening restrictors to be supplied by
window manufacturer. Restrictors should be fitted with a release
mechanism to allow for emergency egress.
Sub-sill designed to suit window frame section.
NOTE: All new and replacement windows must be as minimum of
a type with Window Energy Rating (WER) C, or overall U value of
1.6 W/m2K. All new doors and windows must also be approved by
Building Control to meet their current security standards. (PAS 24
or Secure by Design or have a certificate issued to this effect by
an equivalent acceptable approved body).
Internal Fire Door:
Replace existing Kitchen door with an “ FD30S “ door which is 1⁄2
hour fire resistant door to be hung on self closing hinges. Door to
be set in rebated fire check frames with intumescent strips and
cold smoke seals. .
Pipe boxing:
Box around existing rainwater pipe with 50x50mm tanalised
timber frame work, fill voids in framing with "rockwool" or similar
approved sound deadening quilt insulation (min density 10kgm3).
Finish framing with 12.5mm fireline plasterboard with skim and
plaster skim finish. Install gas inspection hatches at top and
bottom.
Radiators/ Plumbing works:
If room is to be heated, provide wall mounted radiator which are to
be thermostatically controlled. Radiators to be appropriately sized
for the volume of the proposed room and connected to existing
heating system. All works to be undertaken by a suitably qualified
plumber.
Smoke detector:
Smoke alarm to be installed in the Lounge, interlinked with the
existing system and be mains operated with battery back up to
comply with Approved Document B Clauses 1:4 - 1:22 and with B.
S. 5446: Part 1: 1990. Alarms to be fixed in positions marked thus
“ SD“.
NOTE- The smoke alarm can be a stand alone detector with a 7
year battery.
Electrical installation:
Proposed electrical installation is to be designed and installed by a
competent and registered electrician, (registered under Competent
Persons Scheme). Design, installation and testing of the proposed
electrical installation is to comply with Approved Document P of
the Building Regulations in order to protect persons from fire and
injury. Sufficient information should be provided so that persons
wishing to operate, maintain or alter the electrical installation can
do so with reasonable safety.
