General Policy 2
Requires development to respect site surroundings in siting, scale, design; not adversely affect character, amenity, or energy best practice. Officer found proposal complies as energy/accessibility benefits outweigh minimised symmetry harm; rear changes not visible publicly; no amenity impacts.
Residential Design Guide 2019 - Dormer extensions
Considers neighbour amenity impacts like light loss, overbearing, tunnel effect in semis. Single-storey extensions over 3m projection unlikely; here partial demolition and no mass increase avoids issues.
Residential Design Guide 2019 - Decking/terraces
Requires parapet and detailing for flat roofs; contemporary design sometimes acceptable. Existing flat roofs retained/modified without issue.
Strategic Policy 3 - To respect the character of our towns and villages
Focuses on visual design using local materials/character. Alterations mostly like-for-like with insulation minimising front disruption.
Environment Policy 42
Design to reflect local character/identity in materials/landscape. Proposal fits street scene despite minor asymmetry.
Spatial Policy 5
New development to positively contribute to environment. Energy upgrades and demolition improvements achieve this.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.

ObjectionWe object most strongly to these proposals for the front elevation - we do not have any objection to any of the other proposals.; the raising of the ridge line, the complete change of window style, the projection of the plane of the front elevation wall and wall finish on the front elevation greatly impact on the adjoining property to the extent of what the late Professor Gavin Stamp used to refer to as 'architectural bad manners'.
Friends of Onchan's Heritage
ObjectionWE THEREFORE OBJECT TO THAT ELEMENT OF THE REVISION THAT INCLUDES THE BUILDING FORWARD OF THE FRONT WALL OF THE BUNGALOW ON THE GROUNDS THAT IT DOES NOT MAINTAIN THE UNISON OF THE PAIR OF BUNGALOWS AS DESCRIBED ABOVE.
