General Policy 2
General Policy 2 permits development in accordance with land-use zoning and Area Plan policies provided it respects site and surroundings in terms of siting, layout, scale, form, design, landscaping; does not adversely affect character, amenity of residents, road safety, or habitats; and meets other listed criteria. The officer assessed the proposal against these tests, finding the single-storey garage's scale acceptable due to its screened location within the farm curtilage, appropriate design and finishes, and no adverse impacts on amenities or highways, thus fully compliant.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
Residential use only
The garage and store hereby approved shall only be used in association with the main dwelling house "Lower Milntown Farm" and for purposes incidental to the use of main dwelling house "Lower Milntown Farm" as a single dwelling, for no commercial purposes and only in accordance with the internal layout shown on plan SM22/572/1 REVB A received on the 24th January 2022 7th April 2022. Reason: the dwelling is within a single residential plot and has only been considered acceptable for the reasons identified within the application (garage/store for residential use).
