General Policy 2
General Policy 2 (b and c) requires development to reflect and enhance the appearance of existing properties, adjoining properties, and their setting in terms of scale, design, and materials. The officer assessed the proposal against this, finding the multiple inconsistent roof forms failed to follow the main dwelling's proportions, creating an adverse visual impact on the dwelling and streetscene from a public vantage point.
