THE APPLICATION SITE AND PROPOSED DEVELOPMENT The application site comprises the curtilage of a detached dwelling that is located on the southern side of Ballacorey Road in Bride. The proposed development comprises the erection of a garage on the application site. PLANNING HISTORY
The application site has been the subject of a number of previous planning applications, one of which is considered specifically material to the assessment of this current planning application:
Planning application 06/01375/B sought approval for the erection of a dwelling to replace the existing cottage. This previous planning application was considered and approved, with the approval decision notice issued on the 16th November 2006.
REPRESENTATIONS The Department of Transport Highways Division do not oppose the planning application. PLANNING POLICY
The application site is not designated for any site specific purpose under the 1982 Development Plan Order and effectively represents the curtilage of an existing dwelling within the countryside.
In terms of strategic plan policy, although the Isle of Man Strategic Plan contains policies identifying general planning considerations that are applicable to the assessment of a planning application it is considered that
there are no specific policies within the plan that are material to the assessment of this current planning application.
Assessment
The planning application seeks approval for the erection of a replacement garage on the application site. The proposed garage is essentially an amendment to the garage permitted under approved previous planning application 06/01375/B. By way of comparison to the approved garage, the proposed garage is re-orientated, approximately 400mm higher, includes a windows in the front and rear elevation associated to the creation of additional storage space.
The differences between the existing approved garage and the proposed garage are relatively modest, with the impact of the two being similar. On the basis of this and the fact that the previously proposed garage was approved it is concluded that the garage proposed by this current planning application is also acceptable.
It is recommended that the planning application be approved.
