Housing Policy 13
Isle of Man Strategic Plan Housing Policy 13 and Planning Scheme Order 1982 apply to the unzoned 'white land' site. The officer assessed the garage as ancillary to the approved dwelling, not intrusive due to screening, and in keeping with the site's traditional character, finding it appropriate despite countryside location.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Approved drawings
This approval relates to the erection of detached garage / utility as proposed in the submitted documents and drawings 2236/1, 385-03 and 385-04 all received on 5th December 2008.
Roof materials
The roof(s) must be finished in dark natural slate.
Ancillary use only
The proposed garage may be used only in association with and for purposes ordinarily incidental to the use of the adjacent dwelling house as a single dwelling.
Watercourse protection
Due to the close proximity of the drain to the Lhen Trench, measures must be in place during construction works to safeguard the watercourse from run-off and sedimentation. The applicant is required to consult with the Inland Fisheries Development Manager to discuss such safeguards. Development shall not commence until details of these have been submitted to and approved in writing by the Planning Authority and once approved the measures shall be completed in accordance with the approved details.
