Item For Delegated Consideration TO: Jennifer Chance, Senior Planning Officer FROM: Anthony Holmes, Planning Officer DATE: 26th January 2010 Re: PA 08/02074/B – Erection of 24 houses and associated parking. Field 534006 & 534007, Ridgeway Road, Onchan. The Senior Planning Officer is requested to consider submissions made in relation to condition no.s 3, 6, & 8 of the above approved planning application. Condition no. 3 states: "Prior to the commencement of building works, a sample of the external finishes of the dwellings (walls and roofs) must be submitted to and agreed by the Planning Authority." The submission relating to the above condition comprises a brick and roof slate sample. A photograph of these has been attached to this report. Both of these are relatively normal types of material and would not be unduly out of character with the surrounding area. It is recommended that the submission be accepted as meeting the requirements of the condition. Condition no. 6 states: "Prior to the commencement of development a scheme of landscaping, which includes indications of all existing trees and hedges within the site, and details of any to be retained together with measures for their protection during the course of construction, must be submitted and approved by the Planning Authority." The submission relating to the above condition comprises a drawing (2372_APL_203) that details existing and proposed trees and hedges, together with the position of tree protection fencing. It is recommended that the submission be accepted as meeting the requirements of the condition. Condition no. 8 states: "Before the development hereby approved begins, a scheme for the decontamination of the site shall be submitted to and approved in writing by the Planning Authority. The scheme as approved shall be fully implemented before any residential accommodation authorised by this decision is first occupied." The submission relating to the above condition comprises a "Health, Safety and Environment Risk Assessment & Safe system of Work" schedule for the removal of contaminated soil. The submission suitably addresses the first part of the condition and it is therefore recommended that the submission be accepted as meeting the relevant requirements of the condition.
