General Policy 2
Requires development in accordance with land-use zoning and 14 specific criteria on siting, design, landscape, amenity, access, highways, services etc. Officer confirmed principle acceptable due to zoning; assessed siting/layout/scale/design/landscaping respects site/surroundings; no adverse character/amenity/highways impacts; topography/trees incorporated; access satisfactory.

Requires residential development on zoned land per area plan brief or para 6.2 criteria. Officer noted no prescriptive brief but proposal accords with low density parkland criteria in 1982 Plan and Circular 8/89.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Approved drawings
This approval relates to drawing no.s 01, 04 rev. 2, 05, 06 and 08 rev. 1 date stamped the 22nd August 2008 and drawing no. 07 rev. 4 date stamped the 19th November 2008.
Materials approval
The roof must be finished in natural slate or a high quality imitation slate which must be approved by the Planning Authority prior to the commencement of development.
Vehicular access
Prior to the occupation of the dwelling the vehicular access arrangements from the application site onto the adjacent highway must be set out, and thereafter maintained, in accordance with drawing no. 07 rev. 4 date stamped the 19th November 2008.
Do not oppose subject to visibility splay conditions (met by amendments)
