General Policy 2
GP2 permits development in accordance with land use zoning if it respects site and surroundings in siting, layout, scale, form, design; does not adversely affect amenities, character, road safety, or privacy; and provides satisfactory standards. The officer found the proposal accords with GP2 principles, particularly protecting neighbouring amenities via fencing and maintaining streetscene through design continuity. Critical elements were neighbour privacy and visual impact, both addressed satisfactorily.

This permission relates to the alterations and extensions to the property as shown and described in drawings 1159-00, -01A, -02A, -04A -05A and 06A all received on 24th November, 2008.
Solid fencing for privacy
The proposed fencing to the side and rear of the property must be installed as shown and retained as such and be of a solid style so as to prevent intervisibility between the rear of the application site and the rear of Cronk Lea.
No objection however the observation was made that the 1.8m high timber fencing to the side of the proposed patio should be constructed in a manner so as to provide solid panelling and should not be of a 'hit and miss' type.
