Schedule Of Conditions:
- This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
- This approval relates to the drawing entitled 'Land at Ballakillowey, Rushen' and the Site Location Plan shown on drawing number 04/2085/01A. This approval allows for the residential development of the site and permits vehicular access to be via Bradda View. No approval is hereby granted or implied to the layout of 11 plots or the indicative layout as shown on drawing number 04/2085/02.
- The Reserved Matters application must show full details of the proposed foul and surface water drainage.
- The proposed development must be connected to the main foul sewer.
NOTE: A Drainage Communication Fee will be payable to the Drainage Authority on this development
- There must be no discharge of surface water to the main foul sewer.
NOTE The applicant is advised to contact the Drainage Division before the submission of the Reserved Matters application, to discuss the proposed drainage layout including the proposed foul pumping station. The proposed foul pumping station will not become part of the public sewerage system and will if approved remain private at all times.
NOTE The applicant is advised to discuss the proposed scheme with the Disability Access Officer.
NOTE The applicant should note the contents of the Development Brief set out in the Arbory and East Rushen Local Plan 1999 which states under Policy BK/P/1 that 'The density and style of development shall be in keeping with existing residential development adjoining the site.'
NOTE For water connections that comprise more than a single connection to a water main or service, or where new water mains and hydrants will be required, the applicant should contact the Isle of Man Water Authority Planning and Projects Section, telephone 695958.
This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
Guidance Note
This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
