Officer's Report

The windows on the elevation are to match the existing window in terms of style and method of opening on the ground floor and to replace the second and third floor windows with sliding sash windows, except Flat 4's front kitchen window which will be a casement window. On balance, the method for this window is not crucial due to the size of the window. The window will have a horizontal bar across the window to match the other sliding sash windows. The applicant has been in consultation with the Conservation Section with regard to the front door. The Assistant Conservation Officer considers the proposed door to be acceptable. It is consider the overall scheme for the front elevation will enhance the character and appearance of the Conservation Area.

The windows to the rear of the property are a mixture of style. It is proposed to unify the appearance of the rear elevation with one style. The proposed style matches a number of the existing windows and the windows on the adjacent property. I consider the proposed window to be acceptable and will have a neutral affect on the character and appearance of the Conservation Area.

I therefore recommend that planning permission be granted subject to conditions.
