The main issue was whether the proposed signage would preserve or enhance the Peel Conservation Area per Environmental Policy 35 and 37.
Environment Policy 35
Requires development in Conservation Areas to preserve or enhance the character or appearance of the Area and protect special features. Officer assessed the signage against this, finding it preserves the character of Peel Conservation Area due to high-quality design and subtle features.
Environment Policy 37
Permits advertisements in Conservation Areas only if they preserve/enhance the area, use appropriate style, traditional materials (excluding glossy/reflective), and exclude internally illuminated box fascia/projecting box signs. Proposal complies as it uses individual raised lettering, directed external lighting (not internal illumination), and in-keeping colour scheme without prohibited elements.
Time limit and maintenance
The development hereby permitted shall be commenced before the expiration of four years from the date of this notice. Any advertisements displayed, and any site used for the display of advertisements, shall be maintained in a clean and tidy condition to the reasonable satisfaction of the Department.
Structure safety
Any structure or hoarding erected or used principally for the purpose of displaying advertisements shall be maintained in a safe condition.
Removal requirement
Where an advertisement is required under these Regulations to be removed, the removal shall be carried out to the reasonable satisfaction of the Department.
Site owner permission
No advertisement is to be displayed without permission of the owner of the site or any other person with an interest in the site entitled to grant permission.
Traffic sign obscurity
No advertisement shall be sited or displayed so as to obscure, or hinder the ready interpretation of any traffic sign, railway or tramway signal or aid to navigation by water or air, or so as to render hazardous the use of any highway, railway, tramway, harbour or aerodrome.

This approval relates to the erection of illuminated signage, Manx Co-Operative, 13 Michael Street, Peel as shown by the plans and information 1829/1 and PLMCL-1 submitted and date stamped 24th September 2008.
