The Site
The application site represents the curtilage of Ashbourne House, Ballacraine, St Johns, a large detached traditional property located on the western side of the road, immediately north of the Ballacraine Hotel.
Planning Status
The application site is located within an area identified as being Predominantly Residential use by the St Johns Local Plan. The building is not Registered and the site falls outside the area shown within the Local Plan as being a proposed Conservation Area.
Planning History
Whilst there have been previous planning applications relating to this property, none are considered relevant in the assessment and determination of this application.
Representations
German Parish Commissioners have not commented on this application. The Department of Transport Highways Division have not commented on this application. There have been no privately written representations in relation to this planning application.
The Proposal
This application seeks approval for the installation of replacement sliding sash windows and the erection of a front porch.
Assessment
The main issues to be considered in the assessment of this application are whether the proposed windows and porch are appropriate for the building and whether the development would adversely affect the surrounding area.
The existing property has predominantly traditional sliding sash windows, although some windows, particularly those to the south elevation are not original and do not enhance the property. The proposed windows would be sliding sash windows which would appear traditional in style and would create a unified appearance to the property.
The proposed porch is considered to be well designed, respecting the proportion and form of the existing building whilst clearly demarcating the entrance to the property.
It is judged that the proposed windows and porch would enhance the existing dwelling and the surrounding area.
