Housing Policy 14
Requires replacement dwellings not substantially different to existing in siting and size (floor area not more than 50% greater than original, measured externally excluding attic/outbuildings; generally on same footprint), design per Policies 2-7 of Planning Circular 3/91 or high-quality innovative modern design without adverse visual impact, incorporating re-use of stone/slate where possible. Officer assessed the proposal as minimal in size/siting compared to existing, with similar footprint, resulting in environmental/visual improvement by replacing a detrimental structure, thus complying fully.
Reserved matters time limit
This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
