RB/5 Alterations and Extensions
Policy RB/5 requires alterations/extensions to Registered Buildings to preserve or enhance character. Officer tested the demolition of non-meritorious stores, use of local Castletown Limestone and slate, and screening of modern elements (cowl, grilles) behind wall. Found no detrimental impact as proposal harmonises with surroundings using traditional materials.

The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Approved plans
This permission relates to the creation of an electricity substation and re-building of the boundary wall all as shown in drawings SC1092/P/10-00, -01, -02 and -03 all received on 15th August, 2008.
Sample panel of stonework
Prior to the commencement of the development, a sample panel of boundary wall and new sub station stonework must be prepared (to indicate pointing, stone type and coursing) on site, for inspection by the Conservation Officer and approval in writing by the Planning Authority. Development shall not proceed subsequently except in accordance with the sample panel so approved.
Sample of roofing slate
Prior to the commencement of works, a sample of the roofing slate must be submitted to approved in writing by the Planning Authority. The slate is to match the existing in respect of material, colour, texture and size. No slate may be used in the building except that which has been so approved.
Boundary wall capping
The boundary wall is to be capped off with pointed Castletown Limestone shaped up in a 'hog's back' profile as per the existing boundary walls.

The present wall appears from the photograph to be finished with a pointed hog's back and that's how this wall should be finished.; Whilst this may be part of the "new vernacular" created by Ellis Brown with the Archibald Knox pub it is not traditional and should be avoided.; Alterations to Registered Buildings should enhance them and not distract from their traditional form.; Please ensure that these points are included in a revised plan for approval. Registered Buildings are special buildings and should be treated as such.
Conditions requested: wall finished with pointed hog's back to match existing; verge as row of soldier bricks 230mm wide or narrow band of cement 100mm wide; revised plan for approval incorporating these points
