Dear Sirs,

RE: Planning in principal for a new dwelling. Plot adjacent to Baldrine Cottage Baldrine Road, Field no 614729 I write to support my planning application for a new dwelling on the above plot of land.

My family have been farming Baldrine Farm for over 60 years and upon my retirement I have passed on the running of the farm to my two sons. Following my retirement and the unfortunate recent passing of my wife, my daughter and her family have been of great help and support to me and the family on the farm.

As such, I would like my daughter and her family to build a house to look after and support me in my old age, within short walking distance of our family home at Baldrine Farm, as farming is my only interest and life's work. Ideally I would like to include a granny flat/annex to provide me with accommodation for both care and company. This would be in accordance with the DHSS's latest policy for elderly people to be cared for at the family home.

Reviewing the Laxey and Lonan area plan order I note an area of land within the farm between Baldrine Cottage and Broadclyst has been designated as residential and zoned for further development of individual dwellings to infill between these two existing properties. In light of this I propose to ask for permission in principal to build one 4 bedroom house with granny flat/annex and garage next to Baldrine Cottage. This seemed the most obvious place to go as it is a natural progression of the building line.

The area plan mentions drainage issues on dealing with sewage if the whole of this land was developed including a primary school for the parish. However, on consulting with John Kneen from the drainage division he has confirmed that they still have capacity for one off property developments of infill plots such as this in this area.

If successful in my application I confirm that, in this world of ever increasing energy costs, my daughter's family and I support the idea of eco friendly houses and would be looking to incorporate; recycling rain water, solar energy and ground source heat pump technology into the build. The intended style of property is of predominately traditional build on the North/East (road facing) elevation with a more contemporary style on the South/West facing elevations.
