The Site
The application site represents the curtilage of Croit Ny Meagh, Rhenab Road, Cornaa. The property is a detached dwelling which lies on the east side of Rhenab Road.
Planning Status
The site is located within an area identified as ‘white land’ not zoned for development, under the Isle of Man Development Plan Order 1982. The site is not within a Conservation Area; however the site is within an area zoned as High Landscape or Coastal Value and Scenic Significance.
Planning History
The following planning applications are considered relevant to the assessment and determination of this application:
00/02354/B – Erection of a garage – Permitted 7th June 2001
Representations
Maughold Parish Commissioners have indicated no objection to this planning application. The Department of Transport Highways Division have indicated no objection to this planning application.
The Manx Electricity Authority have issued a note relating to underground cables/overhead lines.
The Proposal
The application seeks approval for the creation of a single storey flat roof extension to the south west elevation of the existing garage to create a workshop.
Assessment
The detached garage is located to the east of the curtilage. The proposed single storey flat roof extension to the garage is very modest in size and will fit comfortably within the site. The materials and finishes used are judged to be in keeping with the existing garage and dwelling. The near-by ash tree is to be unaffected. The proposed garage extension will not have a detrimental impact to the dwelling, neighbouring properties or the surrounding area in general.
The notes suggested by the Manx Electricity Authority are not material planning considerations and for that reason are not attached to the report, as part of the recommendation.
Recommendation
It is recommended that the application be permitted.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the creation of an extension to the existing garage as shown in drawings and site plan 08/14/01 submitted and date stamped 19th June 2008.
C 3. The external finishes of the extension must match those of the existing building in all respects.
