The Site
The site represents the residential curtilage of an existing dwelling situated within the cul de sac of Milner Park which lies to the north of the A5 Douglas Road between the Four Roads roundabout and Port Erin village. The property is a detached two storey property with attached single storey garage. The property, like others in the estate is finished in white painted roughcast render with horizontally proportioned windows with dark painted banding surrounding.
Planning Status
The site lies within an area of Predominantly Residential on the adopted Port Erin Local Plan of 1990.
Planning History
Since the development of the estate, this property has been the subject of one application, for the installation of door and window to the rear of the garage which was permitted (PA 98/0256).
The Proposal
Proposed now is the construction of the conservatory on the rear elevation. This is to be 3m by 3m and will be 3.4m high to the ridge and 1.15m from the boundary all of which would put the structure within the provisions of the Town and Country Planning (Permitted Development) Order 2005. However, also proposed is the construction of patio doors in the rear elevation to give access to the property and which they intend to undertake before the conservatory is constructed and as such planning permission is required for that.

The conservatory is a relatively modest structure which will not affect the amenities of those in neighbouring property nor will it adversely affect the appearance or character of the application site.
Party Status
The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.

C 2. This permission relates to the erection of a conservatory and new patio doors as shown in drawing 0019 and the location plan both received on 25th June, 2008.
