Site
The site represents the curtilage of 52 Howe Road, Onchan, which is a single storey detached property, located on the northern side of Howe Road.
Land Use Zoning / Planning Policy
The property has been zoned under The Onchan Local Plan Order 2000 as being within an area of "predominately residential"; the site is neither within a Conservation Area nor within an area of High Landscape Value or Costal Value and Scenic Significance.

Planning History
There are no previous planning applications which are considered relevant in the assessment and determination of this application.
Proposal
The application, which is a retrospective application, seeks approval for the erection of fence. The fence runs along the western boundary of the site shared with 54 Howe Road. The fence is 2 metres in height, however due to the ground level differences between the two neighbouring properties, the fence height when measure from ground levels varies from 1.8 metres up to a maximum height of 2.5 metres.

Assessment / recommendation
The proposal is a minor proposal which will have no impact upon the residential amenities of the neighbouring properties given the height of the fence and the benefits the fence will give to the two neighbouring properties. For these reasons the proposal would be appropriate in these locations and therefore the application is recommended is for an approval.
