The Application Site
The application site comprises the residential curtilage of Sunnycroft, Rhendhoo Road, Jurby, which is a single storey detached bungalow with projecting gable elevations, with living accommodation within the roof space. The site is located on the western side of the Rhendhoo Road and south of Jurby East.
Land Use Zoing / Planning Policy
The application site is within an area recognised as being an area of ‘white land’ not zoned for development, under the Isle of Man Development Plan Order 1982. The site is not within a Conservation Area; nor within an area zoned as High Landscape or Coastal Value and Scenic Significance.

Planning History
There are no previous planning applications which are considered relevant in the assessment and determination of this application.
Proposal
The application seeks approval for alterations and extension to dwelling. The extension would have a maximum width of 9.6 metres, a depth of 13.9 metres and a ridge height of 5.5 metres.

Assessment / Recommendation
Due to the zoning of the site and the proposed development the following policy is relevant to be considered:-
Housing
Policy 16: The extension of non-traditional dwellings or those of poor or inappropriate form will not generally be permitted where this would increase the impact of the building as viewed by the public.
The dwelling is located approximately 65 metres from the adjacent public highway Rhendhoo Road, therefore the existing dwelling is only seen from a distance. The boundary which runs along the western edge of the Rhendhoo Road comprises of 1/1.5 metre high (approximately) grass banking, which does screen / lessen the appearance of the dwelling when travelling/walking along the Rhendhoo Road. The proposal is a fairly substantial extension, however, it is considered due to the distance the dwelling is from the public highway, and as the design and the massing of the extension is in keeping with the existing dwelling the proposal is acceptable.
Recommendation
Overall, it is consider would comply with the relevant Planning Policies as indicated within the Strategic Plan. For these reasons the proposal would be appropriate in this location and therefore it is recommended the application be approved.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the extension and alterations as proposed in the submitted documents and drawings 07 0281/1 and 07 0281/2 all received on 4th April 2008.
C 3. The external finishes of the extension must match those of the existing building in all respects.
