The application site represents the curtilage of 34 Mines Road, Laxey. The property is a detached two storey dwelling located on the western side of Mines Road.
The site is located within an area identified as being Predominantly Residential Use by the Laxey and Lonan Area Plan 2005. The site is also within the Laxey Conservation Area.
There have been no previous planning applications considered relevant to the assessment of this application.
Laxey Commissioners have no objection to the planning application.
The Department of Transport Highways Division have no objection to the application.
The Department of Transport Drainage Division have issued a note relating to the discharge of surface water.
We have received no privately written representations in relation to this application.
The application seeks approval for the erection of a timber shed to the north-west section of the site adjacent to the north-west elevation of the dwelling. The applicant has given details of two sheds of different design and size, one with an apex roof and a pent roof measuring 2.25m and 2.06m in height respectively. The applicants preferred option is the smaller pent roof shed and therefore this application will assess the pent roof shed only.
The proposed shed is to have a pent roof and be 3.0 x 2.4 x 2.06m (front width x depth x height) in size. In order to accommodate the shed the applicant wishes to create a paved area where the shed will stand. This paved area will replace the existing mound of earth and grass which measures 5.5 x 3.7m.
As the dwelling is within a Conservation Area extra consideration must be given. Due to the proposed sheds orientation and size it will be visible from Mines Road. Some screening is offered from the dwelling and from the wall which is approximately 1.6m high. The pent roof shed is 2.06m in height and 3m wide and therefore the wall does offer a substantial amount of screening. The proposed shed is relatively small in size and fits comfortably within the site and in relation to the dwelling, sheds similar to this can be found elsewhere within the Laxey Conservation Area.
The proposed paved area is to be created in the same red block paving as the driveway and will be an improvement on the grass mound that currently exists.
Therefore it is judged that the proposed shed and alterations will not have an adverse impact on the aesthetics or the character of the dwelling, neighbouring properties or the Conservation Area.
The notes received from the Department of Transport Drainage Division are not material planning considerations and for that reason are not attached to the report, as part of the recommendation.
It is recommended that the application be permitted.
