Assessment
Planning Circular 1/98 states that the replacement of windows on a property in a location such as this should have the same method of opening and same glazing bar pattern as the original windows. In this instance all the windows are to be replaced with sliding sash windows which is judged as an improvement on the pre-existing windows. Planning Circular 1/98 does not require that the original material is used in replacements and as such UPVC is considered to be an acceptable material.
The windows proposed are slightly different in style to the existing windows. It is recommended that a condition is attached requiring the windows to be the same style as the existing windows so as to accord with Planning Circular 1/98.
The creation of a new back door would not have an adverse impact upon the surrounding residential properties or the visual appearance of the dwelling or the locality.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the installation of replacement windows and creation of new back door as shown in location plan, site plan, photographs, window/door details date stamped 16th April 2008.
C 3. The replacement must replicate the glazing bars and arches of the existing windows.
