Further to your recent advertisement of planning application PA 08/00820/A in connection with the above we now herewith register our interest in the application.
We confirm that we are the owners and occupiers of 'Cronk Froy', Knock Froy Road, Santon. Our property is immediately adjacent to the existing dwelling known as Highbank.
Firstly we point out that the statutory site display notice was not erected and displayed at the proposal site until 16th May 2008.
We confirm that we have no objection in principle to the demolition of the existing and construction of a replacement dwelling however we have some concern that if the application in principle is granted then some assurances should be in place to ensure the existing dwelling is demolished prior to any commencement of works relating to the replacement dwelling. Section 18/527 agreement and condition of planning approval

would satisfy our concerns.
Additionally the current application in principle suggests a significant increase in floor area well beyond the 50% policy. Any replacement dwelling located in such a conspicuous and rural location should be designed and constructed to meet the 'design for new dwellings in the countryside' criteria in all respects.
We trust you will take our above comments in consideration when assessing the above application.
